We follow the New Zealand Construction Industry Council process. 

The NZCIC Guidelines were formed to address the devastating financial impact of insufficient documentation on the building industry in New Zealand. 

The value of comprehensive design and construction documentation far exceeds any savings offered by low-cost services. In terms of building design, low-cost fees often foster minimal design inputs. This is a recipe for defective work, re-design during site operations and project delays, all being expensive to rectify at the construction stage. Rushing the design and build stages, cutting corners and getting ahead of the process, combined with minimal fees, are often the catalyst for unsatisfactory outcomes and cost overruns.

For quality assurance, we follow the NZCIC design guidelines and procedures. These processes exist to protect all parties from the mistakes of the past.

These industry Guidelines have become widely adopted and represent the single most cohesive interdisciplinary Design Guidelines available in New Zealand.

  • Project Establishment is a crucial phase in the life cycle of any architectural project. It sets the foundation for successful execution by clearly defining project objectives, scope, deliverables, and constraints. This phase typically includes initial meetings with the client, conducting site visits, and performing a feasibility study.

    We collaborate closely with the client during this stage to determine their needs, preferences, and budgetary constraints. Project roles and responsibilities are assigned during the establishment phase, and the project team is assembled. This includes engineers, designers, and other experts whose skills are aligned with the project's unique requirements.

  • The Concept Design stage is undoubtedly one of the most significant milestones in the architectural design process. It marks the initial exploration and development of ideas that lay the foundation for the entire project. This crucial stage sets the creative direction, establishes the project's identity, and defines the goals and aspirations of the design.

    During the Concept Design stage, we develop initial design schemes, considering site constraints, orientation, context, and existing structures. This stage involves experimenting with different forms, layouts, and spatial arrangements to create a unique architectural response that reflects both the site and the client's vision. The concept design includes conceptual drawings, sketches, 3D visualizations, and material explorations to convey the design intent. These tools aid in visualizing the project and make it easier for the client to comprehend the proposed design.

  • After developing the initial designs, evaluating and refining the concept becomes crucial. The design team assesses its compliance with building codes, zoning regulations, and sustainability goals. This documentation incorporates technical aspects, such as dimensional relationships, structural systems, and material options.

    It also includes obtaining a Preliminary Order of Cost estimate to ensure that the evolving design aligns with the defined project budget.

  • Upon completion of the Preliminary Design Stage, the project transitions to the Developed Design Stage with the coordination of the design with consultants, including structural engineers, fire engineers, mechanical engineers, electrical engineers, and any other relevant professionals. Throughout the design development phase, the design consultants conduct constructability analyses to ensure that the design can be effectively executed.

    Once the Developed Design is complete, the Client and any relevant stakeholders will have sufficient information to understand the building's aesthetics, functionality, and performance, as well as the layout of its internal spaces and facilities. At this point, a Firm Estimate of Cost is typically prepared on an elemental basis before the project proceeds to the Detailed Design Stage.

  • Working drawings play in the successful execution of any construction project. These documents serve as a roadmap, guiding the construction process and ensuring compliance with relevant regulations and codes. Working drawings are the detailed plans and specifications that translate architectural designs into practical instructions for building contractors. They encompass a wide range of technical details, including architectural, structural, electrical, and mechanical elements. These drawings provide comprehensive information about the project, such as dimensions, materials, finishes, and construction methods.

    The working drawings communicate precisely between architectural consultants, contractors, and other stakeholders, ensuring everyone is on the same page and allowing for smoother project coordination. Accurate and comprehensive working drawings help avoid discrepancies, errors, and delays during construction, saving time and resources.

  • Working drawings and Building Consent go hand in hand. Building consent requires a complete set of working drawings that demonstrate compliance with regulations. Conversely, working drawings should reflect any specific requirements imposed by the building consent process. Both processes require meticulous attention to detail, accuracy, and compliance with applicable codes and standards.

    Building consent is a legal requirement that ensures proposed construction projects adhere to safety and building standards. It involves obtaining authorisation from the local building control authority before commencing construction. The consent process aims to protect public safety, health, and welfare, and to ensure the building meets certain standards, including fire safety, structural integrity, accessibility, and energy efficiency.

    To secure building consent, applicants must submit a set of documentation, including architectural plans and specifications, construction details, engineering calculations, and relevant compliance documents. This documentation allows the building control authority to review the proposal and ensure it complies with all applicable regulations and bylaws. Building consent is essential for a successful construction project as it validates the design and ensures that all necessary construction documentation is in order.
